Smart Exams

Like a mystery shop, the Smart Exam is a fresh eyes approach to your on-site marketing efforts. The Smart Exam starts with an unannounced mystery shop of your leasing staff, followed by a telephone and Internet inquiry about the apartment community that leads to an appointment to tour the community.

The Smart Examiner arrives to the appointment with a letter of introduction explaining the exam process. Items for review include leasing presentation, signage, Internet presence, print media and marketing collateral, outreach efforts, and competitor positioning.

Mystery Shops

We send specially trained “undercover” shoppers to your apartment community to pose as interested and qualified prospective renters. Shoppers participate in the leasing presentation and complete a written report that evaluates your leasing professionals’ sales skills and compliance with fair housing policies, as well as an assessment of your community. This allows you to see the tour process from your customer’s perspective.
